TUPELO – The first phase of a retail development on McCullough Boulevard is expected to be complete by the end of the year.
A 9,000-square-foot building is the first of three phases of McCullough Center, which sits in front of the recently opened The Mill at McCullough luxury apartment complex.
Hasan Khalil is no stranger to developing small retail centers in Northeast Mississippi. He owns sites in Saltillo and Booneville.
“We have a cellphone place and a liquor store for Tupelo, and I think we’re getting calls for a sandwich shop,” Khalil said.
Also, as the last phase of the project, Khalil said he wants to have a standalone restaurant as part of the Tupelo development.
Clay Short with TRI Commercial Real Estate is working with Khalil to attract tenants.
Short said the McCullough Center is in a good location.
“We’re building off the momentum of that corridor,” he said, noting its proximity to U.S. Highway 78 and the now-under-construction “northern loop” linking the area to the busy Barnes Crossing district in north Tupelo.
“We’re not trying to compete with the retail that’s going out in the Barnes Crossing area,” he said. “But there are retailers, service providers, restaurants that would complement the growth that’s happening in this area. We’ve got two new apartment complexes and plenty of rooftops. We’ve got room and we’ve got time.”
Short said there may be retailers or restaurants looking to open second locations, and McCullough Boulevard would be an “ideal” spot for them.
Khalil said the second phase of the project would be opening another retail center on the site. However, he said he may adjust those plans to accommodate more parking for the building now under construction.
