The 150-unit complex was originally conceived a couple of years ago, but the previous developer was unable to secure financing to complete the project.
But in September 2011, AFM Investments LLC of New Orleans took over the project, and work resumed earlier this year.
Developer and builder Keith Bourgeois said Thursday the complex is expected to open in February. A leasing manager has been hired and starts next week.
Bourgeois said the gated, private-access luxury apartment community will have mostly two-bedroom, two bath units, as well as some one bedroom units. Some of the one-bedroom apartments also will include a small study.
“We think there’s a strong environment here because of Toyota as well as in Tupelo,” said Bourgeois, explaining why his company decided to invest in the apartment complex.
Most of his company’s projects are in the New Orleans area, where it’s been doing business for 17 years.
The Mills at McCullough, which is behind the former Lane Home Furnishings store off McCullough Boulevard, is comprised of six main buildings.
“There are 144 units in those buildings, and we have two carriage houses which are more like condos, with attached garages,” Bourgeois said.
The complex also features another 80 detached garages and additional storage space available for rent.
The clubhouse at the center of the complex includes a billiards room, fitness center, business services center and other amenities. A saltwater pool also is being built.
Rent for the one-bedroom units range from $750-$825, while the two-bedroom units will rent from $900 to $925.
The Mills at McCullough is the fourth apartment complex to have been built in Tupelo since 2009.
All together, they represent more than 720 individual apartments.
Bourgeois said in addition to the 12 acres The Mills at McCullough sit on, another three acres has been bought.
“We can build another 50 units if there’s demand for it,” he said.
